EMD in a bank auction: how much, and when you get it back

The Earnest Money Deposit is your entry ticket to a bank auction. Losing bidders get it back; winners who walk away usually do not.

How much and by when

EMD is typically 10% of the reserve price, though the notice is the only authority on both the amount and the cut-off date.

It must reach the account named in the notice before the deadline. Late transfers are rejected even when the money arrives, so allow for bank clearing time.

When it is refunded

If you do not win, the EMD is returned to the account you paid from, usually within a few working days of the auction closing. Keep your payment reference.

If you win, the EMD is adjusted against the purchase price rather than refunded.

When it can be forfeited

If you win and then fail to pay the balance within the period stated in the notice, the EMD is normally forfeited and the asset can be re-auctioned.

  • Decide your ceiling price before bidding opens
  • Confirm your funding before you deposit the EMD
  • Keep written proof of every transfer
