What is an NPA auction?

A loan becomes a non-performing asset when the borrower stops servicing it for a defined period. To recover its dues, the lender can enforce the security — usually property or a vehicle — and sell it through a public auction.

The listing you see is the bank's sale notice: it names the asset, the reserve price, the EMD, and the date and platform for bidding.

How bank NPA auctions work

The lender issues a demand notice, then a sale notice with the auction terms. Interested buyers submit an EMD and required KYC before the deadline, bid on the official platform, and the highest bid above the reserve price is considered for confirmation by the bank.

  • Sale notice published with reserve price and EMD
  • Inspection window, where the notice allows it
  • EMD and documents submitted before the cut-off
  • Online bidding on the official e-auction platform
  • Sale confirmation and payment schedule set by the bank

What buyers should check before bidding

Every auction notice sets its own terms. Read the original notice end to end before paying an EMD — the details below are the ones that most often decide whether a listing is worth pursuing.

  • Reserve price — the floor price in the notice, not the final sale price
  • EMD amount, payment mode and the last date to submit it
  • Auction date, time and the official e-auction platform
  • Inspection date and whether physical inspection is allowed
  • Possession type — physical or symbolic — and any occupancy
  • Title documents, encumbrances, dues and pending litigation
